Catriona Berman Partner

A real estate lawyer with interests in investment, development and asset management, Catriona acts for domestic and international clients including developers, investors, landlords, tenants, and operators.  She has an appetite for complex transactions and structures and enjoys being able to solve a problem.

Catriona has acted on a broad variety of matters, from the acquisition and development of luxury hotels to advising through the full life cycle of Central London office properties.  She has experience dealing with out-of-town business parks and with the repurposing of big-box stores and vacant industrial premises; she has taken a portfolio of logistics and industrial warehouses from site assembly through finance, development and leasing, and on to disposal. She enjoys handling transactions through the use of corporate structures (domestic and offshore), including joint ventures and corporate acquisitions & disposals.

She has assisted with turning television studios into residential developments, and has worked on airports, refineries, pipelines, office towers and holiday parks.

She deals with regeneration and development projects, acting for private investors and for sponsors in conjunction with public bodies and institutional lenders.  She has also advised parties within the rail industry in connection with developments of, and around, rail depots and stations.  

Catriona also regularly advises on the real estate aspects of private equity investments, and assists companies in taking up office space, moving offices and other aspects of their occupational needs.

Advising real estate funds, private individuals and property companies in the acquisition and development of properties, through traditional development routes and via forward funding arrangements, including development finance, construction structures and eventual letting and sale.

Advising parties on the acquisition and sale of steady-state investments (both singly and by way of portfolio transactions), bolstered by efficient leasing and/or vacant possession strategies during the hold period.

Advising real estate funds on acquisitions and disposals of property in line with their investment criteria, from core office funds to value-add and opportunistic strategies, working for both equity and debt funds through the capital stack.

Advising developers and sponsors of mixed use regeneration projects, with local government or other public bodies, utilising both public and private funding sources.

Working with property companies, private equity investors and family offices to develop a range of assets, including residential and mixed use schemes, research and development incubators, hotels and aparthotels, to new town centres.

Acting for both landlords and tenants in a range of occupational scenarios, including:

Regularly advising a major hospitality company in relation to a range of real estate transactions, from development opportunities to lease re-gearing and management of its occupational requirements, and with its own tenants.

Programmatic leasing of a portfolio of development sites, including pre-letting and management of tenants' requirements through the development period.

Managing lettings and other asset management matters in respect of a client's portfolio of city-centre properties in England and  Wales.

Advising corporate occupiers on the leases of their new headquarters premises, including ensuring flexibility to allow for future expansion or contraction.

Advising specialist investor, developer and operator in the science and innovation sector Mission Street, together with Bentall Green Oak, on site acquisition, development, overage arrangements and financing in connection with its portfolio of developments in Cambridge, Oxford and Bristol.

Regularly advises on the real estate aspects of M&A transactions in the life sciences sector.
