Law firm Stephenson Harwood LLP has advised Schroders Capital Real Estate Fund (SCREF) on the £268 million sale of Two Ruskin Square, Croydon to Pension Insurance Corporation.
Two Ruskin Square is a 10 storey office development, which is in the final stages of construction and is pre-let to the Government Property Agency for a 25 year term. It is part of Ruskin Square, a major regeneration scheme comprising 2 million sq. ft. of business, residential and leisure space immediately adjacent to East Croydon station.
This was an important transaction for SCREF. Stephenson Harwood supported on all stages of the transaction's strategy and structure, led on negotiations for all transactional documents, and provided advice on the context of the wider Ruskin Square development.
