Providing a proactive and highly responsive service is at the heart of our residential property practice. We appreciate the need to progress transactions as quickly and as smoothly as possible, and to guide clients through this process so they are kept up to date at all times.

As part of a full-service City law firm, as well as our real estate experience, we are able to draw on the expertise of our private wealth, tax and banking departments to be able to provide a full-service offering to clients and ensure transactions are structured in the most efficient way.

Pricing information

Our fees for acting on a property purchase, sale, letting or mortgage will vary depending on the specifics of the transaction. Our fees will be in the following ranges depending on the complexity:

Freehold purchase (without mortgage) - £12,500 to £50,000

Freehold purchase (with mortgage) - £15,000 to £80,000

Leasehold purchase (without mortgage) - £14,500 to £55,000

Leasehold purchase (with mortgage) - £17,000 to £85,000)

Sales - £8,500 to £50,000

VAT is chargeable in addition, at the prevailing rate.

Aspects of a transaction which add complexity include defects on title, if the land is unregistered, if there are planning breaches or enforcement notices, if the property is subject to any existing tenancies or otherwise not being acquired with vacant possession, if there has been recent significant construction work at the property and whether any third party (e.g. landlord) consents are required for the transaction.

We will agree a fixed fee with you before starting a transaction so that you have certainty and transparency on the costs involved.

Disbursements

Disbursements are third party fees we incur on your behalf which will be payable by you in addition to our fees.  Typically these would include service fees of c.£600 plus VAT and Land Registry fees typically c.£500.

Individual client

Advised a high net worth individual on the purchase of a newly constructed Thames-side apartment in Fulham.

Belgravia sale

Acted for the seller of a long-leasehold property in Lennox Gardens, Belgravia.  The sale included the assignment of various warranties and the discharge of associated security.

Sale of Kensington flat and management company share

Advised the seller (an Isle of Man SPV company) on a £2.6 million sale of a leasehold flat in Kensington, with associated sale of share in management company.  The transaction was complicated by the need to agree the form of a new lease to be granted simultaneously with completion of the sale.

Mortgage of Mayfair asset valued in excess of £100,000,000

Advising a bank on the mortgage of a residential property in Mayfair valued in excess of £100,000,000. The work involved undertaking full property due diligence, liaising with valuation experts and negotiating the loan agreement and security documentation. 

Mortgage of £7.5 million property in Virginia Water

Acted for the owner of a £7.5 million freehold property (with a gross development value of £14 million) on the proposed grant of a mortgage to a European lender.

Refinance of two Belgravia properties

Acting for a lender on the refinance of two Belgravia properties with a combined value of c.£22 million, owned by BVI SPV companies. Work involved includes agreeing form of loan and security documentation and carrying out property due diligence.

Financing the purchase of seven Mayfair Apartments 

Acting for a lender on the financing of a purchase of seven apartments situated within two buildings in Mayfair, with a combined value of £45,000,000. The work involved co-ordinating the completion of the lender's security documentation and property due diligence for each of the apartments, which were contained within both a new building under construction and a traditional mid terraced London building.

Loan secured over a large country estate

Acting for a lender on a loan to a borrower secured over a large country estate with a value of £38,000,000, comprised of a Grade II Listed Georgian Country House and numerous associated outbuildings set in a 508 acre holding. The work involved co-ordinating the completion of the lender's security documentation and property due diligence for all buildings and land at the property.

Acquisition of country residence

Advised a high net worth individual on the purchase of a prominent country residence with associated grounds and woodland in the Nottingham area.

Residential ownership re-structuring

Advised on the real aspects of a revisions to the ownership structure of 6 riverside flats in south London for a high net worth family with a combined value of circa £12,000,000.

Multi-property acquisition

Acted for a purchaser on the acquisition of three residential properties in Weybridge. The three residential properties formed three adjoining plots and we continue to advise the purchaser on the proposed redevelopment of those three residential properties into a new circa 20,000 square foot house.
