Patrick is a real estate lawyer with particular experience advising lenders (primarily UK and international banks and debt funds) on real estate finance transactions, lenders (primarily private banks) and high-net-worth individuals on residential property transactions and investor clients on commercial property acquisitions, disposals and asset management. In addition, Patrick also advises on the real estate aspects of restructuring and insolvency work. Clients appreciate Patrick's commercial and pragmatic approach to issues throughout the deal cycle.

Patrick has a broad experience across real estate – both commercial and high value residential transactions.

In the real estate finance space, Patrick acts for international and UK based lenders on investment and development financings / refinancings and forward funding transactions. He has undertaken in-house client secondments with HSBC's Corporate Real Estate team and the Barings Global Real Estate Debt team. Patrick also advises investor clients on property acquisitions (including multi-site sale and leaseback transactions), disposals and landlord and tenant matters. Patrick has notable experience in the PBSA, logistics, retail park and hotel sectors.

Patrick acts for lenders and high-net-worth individuals on highly valuable residential property acquisitions, disposals and financings. He also advises insolvency practitioners and lenders on the real estate aspects of restructuring and insolvency matters.

Wells Fargo Bank, N.A. £400 million financing

Advising Wells Fargo on a facility made available to Henderson Retail Warehouse Fund, secured against a portfolio of shopping centres and warehouses valued at circa £1 billion.

Wells Fargo £150 million financing

Advised on the financing for the acquisition of the Amber property portfolio by a Clearbell-managed fund. The acquisition included 29 retail, industrial and office assets across the UK.

8 Bank £635 million financing of the Mount Eden portfolio

Advising HSBC, Helaba, Credit Agricole, Barclays, Sumitomo Mitsui Trust Bank, RBS, Santander and Sumitomo Mitsui Banking Corporation Europe on the financing of the Mount Eden commercial property portfolio. The portfolio comprises over 100 properties in and around Oxford Street and Great Portland Street and is currently valued at just under £1.5 billion.

SMBC refinancing of Centre Point

Advising SMBC on an investment facility to Almacantar secured on the newly developed retail elements of the iconic Centre Point.

Sale and leaseback

Advised a logistics company and the sale and leaseback of their property portfolio.

UK real estate fund

Advised a UK real estate fund on the acquisition of a retail centre in London.

Business leases

Advised a corporate occupier on multiple new business leases across the UK.

Global Loan Agency Services restructuring of over £1 billion of debt

Advised Global Loan Agency Services on the property aspects of a complex restructuring of over £1 billion of debt. The deal involved a partial debt for equity swap with the creditors taking control of the subject group through the transfer of the property owning vehicles.

Sale of industrial premises

Advised administrative receivers on the sale of a portfolio of industrial premises.

Trustees 

Advised trustees in bankruptcy on property disposals.

Mortgage of Mayfair asset valued in excess of £100,000,000

Advising a private bank on the mortgage of a residential property in Mayfair valued in excess of £100,000,000. The work involved undertaking full property due diligence, liaising with valuation experts and negotiating the loan agreement and security documentation.

Residential ownership re-structuring

Advised on revisions to the ownership structure of six riverside flats in south London for a high net worth family with a combined value of circa £12,000,000.

Advised on the acquisition of a new build freehold property in London.

Sale of Surrey Manor House

Advised on the sale of a listed manor house in Surrey.
