William has substantial experience advising on a range of landlord and tenant matters, including lease renewals, service charge disputes, forfeiture claims and dilapidations disputes. He has particular expertise in rights of light work, acting as lead associate on a number of rights of light dispute for high profile developments in Central London and across the country. He has acted for institutional pension funds, entrepreneurial property companies, individuals and businesses, both as landlord and tenant.

Trust dispute

Acting for the corporate trustee of a large trust successfully obtaining a large number of vital documents from its former director in support of proceedings in Bermuda.

Freezing injunction

Acting for the corporate trustee of a large trust successfully obtaining an order freezing the assets of its former director in support of proceedings in Bermuda.

Professional negligence

Acting as lead associate for a property company in a professional negligence claim against its surveyors in relation to a measured survey.

Opposed lease renewals

Acting for a landlord client in opposed lease renewals to enable a client to redevelop a large shopping centre.

Acting for a tenant client successfully resisting a landlord’s claim to terminate a lease of medical premises on Harley Street.

Forfeiture

Advised a client on the strategy to bring to an end a lease of a unit that had been occupied on a 1954 Act protected lease by an undesirable tenant for a number of years.

Debt recovery

Advised a large number of landlord clients on the most effective way to recover arrears from tenant using multiple strategies.

Nuisance and trespass 

Acted as lead associate in defending a claim for an injunction which would have forced a client to stop all construction work on a housing development in London, due to allegations of nuisance and trespass. The High Court dismissed the application and awarded his clients' costs largely on the indemnity basis.

Development strategy

Acted as lead associate advising an educational establishment on their vacant possession strategy for a £100 million+ development of a new campus in London.

Rights of light

Acted as lead associate on a number of rights of lights matters, both for developers and adjoining landowners, and obtaining substantial compensation payments for adjoining landowners affected by developments, both in Central London and across the country.

Estoppel

Acted as lead associate for a major institutional fund who successfully secured settlement of multi-million pound litigation relating to a counter-party's failed to construct premises on which the fund was taking a lease in accordance with a specification.

Possession proceedings

Advised a number of clients on obtaining expedited Court Order to remove trespassers. On a number of occasions William has been able to secure possession within a couple of days of being instructed.

Adverse possession

Acted as lead associate in defending a claim for adverse possession of part of an industrial estate in Devon.
